I don't think this is a correct diagnosis based off the behaviors I've observed.
I have never seen her display grandiosity and she doesn't brag about anything she has done. In fact she mainly just says the things she knows a lot about don't make her smart.
I wouldn't say that a tiny house is a fantasy of unlimited success. She once told me that she wanted a tiny house because she didn't believe she was capable of acquiring a normal sized house.
She does feel misunderstood but that's due to a negative self view rather than a positive one.
She does have a lack of empathy but so do many people with Asperger's.
I haven't seen her accuse anybody of being envious except a few times. And she says she's never felt jealous before. I haven't seen her feel jealous.
Lastly I don't see her being arrogant.
Now, if you'd like to see a diagnosis that might encompass her behaviors including the negative ones I'd take a look at is the criteria for autism spectrum disorder as well as the research around how it's different with women (they tend to get misdiagnosed to BPD)

I think it's less of a checklist and more of a scale for each trait that'd require deep knowledge of the person to measure. Which is why upon analyzing each component as on a scale I wouldn't give her narcissism.
